First step is to work with one of our team member to find a floor plan that works for you and make any adjustments that are needed. Engineers review the plan to make sure everything is in order. Next we go through the standard options and make any upgrades or changes that are needed. Lastly we work on the decor and colors to finalize the home. Once we have everything together we send it to the factory and have the final order put together for our approval.
The factory then begins building the home. When the home is approximately 80% completed, it is loaded onto a flatbed truck and delivered to the site. The home is lowered onto the foundation and fastened together.
Our local professionals will finish the installation and setup until the homes is ready to move in.

Yes, we work with you to design a floor plan that meets your needs. Modular system are very flexible, so we can design homes in nearly any size or configuration. We take great care to work with your site to maximize the views and possibilities for indoor/outdoor living. We look to design to your specific needs, from a small workout room, to a special home theater room.
Yes, we will visit your site before and throughout the process. An initial visit will determine whether the site can accommodate a manufactured home. A further visit will occur to meet the general contractor (for the foundation) and upon completion of the set-up. Other visits may occur as needed.
The house is delivered to your site nearly 80% complete. Most of the finishing is completed including flooring, countertops, and paint. Windows and doors are installed in the factory, along with cabinets, plumbing fixtures, appliances, and lights. After the house is delivered our professionals bolted it together, finish the drywall & painting, install any necessary flooring, touch-ups and minor installation are completed and we do a final walk through.
Your home is generally delivered to the site within 12-25 weeks (depending on design) of placing your order. Set-up of sections generally takes one day. Once the house is secured to the foundation, there may be an additional 1 to 4 weeks of finishing installation depending on the design of the home. Keep in mind that financing, securing local permits, and other external factors may effect timing.
Modular Home construction takes a fraction of the time to build as compared to a site-built home, and may often cost much less. Once the price of the home has been established, it does not change. There are no additional fees due to unexpected delays or issues with construction. Additionally, Modular Homes tend to be more energy-efficient and end up saving you money in the long run.

Manufactured homes must be approved at the provincial level, while site related permits must be secured from your local jurisdiction. These include permits for your foundation, utility hook-ups, and the installation of the modular or mobile home on the site.
Yes, West Coast Modular homes are approved for anywhere in the province of British Columbia. If you live outside of BC, we may be able to ship to your location, however approval is required from the appropriate provincial regulators.
The main differences between Modular and Manufactured aka mobile homes are construction standards, materials and foundations.
Modular homes are built with a wood floor system and are designed to go on a concrete foundation, either a full basement or crawlspace.
Manufactured aka Mobile homes are built on a steel frame and are typically set on concrete blocking or cement or metal pylons.
Modular homes are built to Canadian Standards Association A-277 (Canadian National Building Code). IN addition they are built to meet BC Building Code. These Standard Specifications include engineered floor trusses, 2 x 6 exterior walls, 8′ & 9′ ceilings and primed and painted drywall.
Manufactured aka Mobile homes are manufactured to Canadian Standards Association Z-240. Standard Specifications include 2 x 8 floor joists on a steel frame, 2 x 6 exterior walls, 7 ½’ side walls, vaulted ceilings, and vipsum drywall covered interior walls.
